Valuations can be required for a number of different purposes. Statutory valuations, and those provided for various tax and financial matters, are often required to be provided by an appropriately qualified Registered Valuer. Cobb Management Limited is regulated to carry out valuation work by the Royal Institution of Chartered Surveyors and are deemed fully compliant with the International Valuation Standards (IVS).


Cobb Management Limited offer a full range of property management services for residents, leaseholders, freeholders and management companies. We take the stress out of managing a property and are flexible with your requirements, leaving it to you the client to decide how much responsibility you want to assign to us.

A Schedule of Condition is a factual record of the condition of a property. This is appropriate for identifying the standard of repair for both commercial and residential buildings at a specific point in time. An agreed Schedule of Condition at the commencement of a tenancy and attached to the lease is the most effect way of limiting a future dilapidations liability.

Our Schedule of Condition reports are fully annotated and include photographs for ease of use. These are also an ideal reference tool for confirming the condition of a building under the Party Wall etc. Act 1996.


The Party Wall etc Act 1996 regulates the relationship between neighbouring owners concerning specified types of construction on, or in close proximity to, the boundary between adjoining owners. These types of construction work will often involve a party wall, although not in every case. We offer simple ‘plain English’ advice and smooth administration to deal with our clients’ obligations effectively.

If you are proposing to carry out works under the Act, it is important that you obtain party wall advice at an early stage and before any works are undertaken.

Where issues arise with a building, we can inspect and report upon the specific areas of concern, whether on behalf of prospective buyers or existing property owners.

Our knowledge and experience of building pathology allows us to identify and provide effective solutions for addressing the problem or carrying out remedial works. In addition, and if required, we can arrange and supervise the appointment of contractors to carry out any necessary works.
